Office space falls into 3 very broad categories as follows:

  • Serviced Office Space
  • also called flexible office space, this is fast becoming one of the most popular types of space. Offices are let on short term agreements, usually 3 – 12 months in length. The monthly license fee is inclusive of rent, rates, service charges, etc. This type of office space is popular with everyone from new start ups through to multi national companies looking for project space or satellite offices.
  • Managed Office Space
  • and semi-serviced office space. Similar to serviced office space in that it is let on short term agreements, but this space tends to include less services meaning it is up to you as a tenant to source telecoms, insurance, etc
  • Commercial/conventional office space
  • the most widely known type of space, let on long complex agreements of 3 – 5 years which are purely for the office space. You as a tenant look after fit out, telecoms, insurance, etc. This type of space is generally most popular with long established companies who do not wish to be mobile and do not see any massive changes in the future.

Whatever type of space you are looking for or if you are not sure what you need, officebroker.com will be able to provide impartial information on the option available to you so you may make an informed choice on the best space for you.

5. So if serviced office space is let on an inclusive monthly fee – exactly what is included?
This is very much dependant on which office provider you decide is best for you – standards and services vary dramatically between providers, much the same as a 3 star hotel differs from a 5 star hotel.

In general the price will be inclusive of:

  • Rent
  • Rates
  • Service Charge
  • Building Insurance
  • Furniture
  • Security
  • Office Locks & Keys

Other services that may be included depending on the level of prestige of the individual centre include (some office providers offer these services at a pay-as-you-go cost)

  • Meeting and Boardroom usage
  • Secretarial/admin services
  • Use of reception area/facilities
  • Use of Kitchen/communal facilities

This is a very general idea of what can be included. For a more tailored idea of what you can expect from office providers in your search location, contact officebroker.com so that a consultant can provide you with detailed information.

6. What is the difference between a Licence and a Lease Agreement?
The main difference is the term of the agreement.

License agreements are flexible and can be for as little as 1 month up to 12 months. The notice period for vacating an office on a license agreement is 1-3 months so there is no long term commitment. They are also very easy to understand and so do not require any legal involvement.

A Lease agreement is from 3 – 25 years, with the most popular term being 5 years. Lease agreements are lengthy and involved (it is often compared to the process of buying a house!) and require legal involvement.

7. How do I find out about office prices?
Contact officebroker.com either using our enquiry form or by phoning 0800 9 888 345 and speaking to a consultant. We do not publish prices online because, due to nature of the flexible office space market, space is constantly being let or vacated and so we cannot guarantee the accuracy of prices until we gain a tailored quotation for you.

8. I have a question that is not answered here. What do I do?
